  • What Will Happen to Real Estate Leases when Operating Leases are Gone?

    Many people are concerned about what will happen to real estate leases when FASB and IASB abolish operating leases. They plan to unveil the proposed standards on treating leases this summer as part of the convergence project but no "finalized ruling" is expected for at least a year because it will need to get formal consensus from many players, such as the SEC, American Association of Investors, Congress, the Big Four, American Associate of Realtors, the international equivalents of these, etc. If your accounting is a bit rusty, an Operating Lease is where you lease equipment or some asset for a shorter period than the actual (expected) life of the asset and then give the asset back while it still has some useful life in it. (Think leasing a car). Because an Operating Lease does not contain any of the provisions that would qualify it as a Capital Lease, the lease is not treated as a sale or purchase and hits the lessee's rental expense and the lessor's revenue. So it all stays on the P&L (assuming no prepayments are made). Capital Leases, on the other hand, hit lessee's and lessor's balance sheets because the asset is treated as a sale. (I'm ignoring interest and depreciation here to emphasize my point). Question: What will happen to real estate leases when Operating Leases go away and how will Oracle Financials address these changes? Before I attempt to address these questions, here's a real-life example to expound on some of the issues: Let's say a U.S. retailer leases a store in a mall for 15 years. Under U.S. GAAP, the lease is considered an operating or expense lease. Will that same lease be considered a capital lease under IFRS? Real estate leases are supposedly going to be capitalized under IFRS. If so, will everyone need to change all leases from operating to capital? Or, could we make some adjustments so we report the lease as an expense for operations reporting but capitalize it for SEC reporting? Would all aspects of the lease be capitalized, or would some line items still be expensed? For example, many retail store leases are defined to include (1) the agreed-to rent amount; (2) a negotiated increase in base rent, e.g., maybe a 5% increase in Year 5; (3) a sales rent component whereby the retailer pays a variable additional amount based on the sales generated in the prior month; (4) parking lot maintenance fees. Would the entire lease be capitalized, or would some portions still be expensed? To help answer these questions, I met up with our resident accounting expert and walking encyclopedia, Seamus Moran. Here's what he had to say: Oracle is aware of the potential changes specific to reporting/capitalization of real estate leases; i.e., we are aware that FASB and IASB have identified real estate leases as one of the areas for standards convergence. Oracle stays apprised of the on-going convergence through our domain expertise staff, our relationship with customers, our market awareness, and, of course, our relationships with the Big 4. This is part of our normal process with respect to regulatory compliance worldwide. At this time, Oracle expects that the standards convergence committee will make a recommendation about reporting standards for real estate leases in about a year. Following typical procedures, we also expect that the recommendation will be up for review for a year, and customers will then need to start reporting to the new standard about a year after that. So that means we would expect the first customer to report under the new standard in maybe 3 years. Typically, after the new standard is finalized and distributed, we find that our customers then begin to evaluate how they plan to meet the new standard. And through groups like the Customer Advisory Boards (CABs), our customers tell us what kind of product changes are needed in order to satisfy their new reporting requirements. Of course, Oracle is also working with the Big 4 and Accenture and other implementers in order to ascertain that these recommended changes will indeed meet new reporting standards. So the best advice we can offer right now is, stay apprised of the standards convergence committee; know that Oracle is also staying abreast of developments; get involved with your CAB so your voice is heard; know that Oracle products continue to be GAAP compliant, and we will continue to maintain that as our standard. But exactly what is that "standard"--we need to wait on the standards convergence committee. In a nut shell, operating leases will become either capital leases or month to month rentals, but it is still too early, too political and too uncertain to call out at this point.

  • How Do I Export Pages from Browser with Embedded Hyperlinks?

    Made a sad discovery today. I have Ubuntu 10.04 LTS. My client is in the ad business and she had a marketing competition task for me. She wanted me to visit websites of the competitors, and export the home pages as PDF. However, she wanted me to do so with embedded hyperlinks. As it turns out, Firefox (and even the latest Chrome) on Ubuntu 10.04 LTS do not embed hyperlinks in PDF web page exports. Sure, there are several Chrome and FF plugins that let you export as PDF, but what these do is connect to the URL remotely, generate the PDF remotely, and then force a download in your browser to download it from a remote location. That's not good for me, though, because some of these competitor pages require an initial login. That means that all I get back on the PDF printing from these FF or Chrome plugins is a login page. Is there a way to get around this problem, to fix the broken PDF printer on Ubuntu 10.04?

  • ACORD LOMA Session Highlights Policy Administration Trends

    Helen Pitts, senior product marketing manager for Oracle Insurance, attended and is blogging from the ACORD LOMA Insurance Forum this week. Above: Paul Vancheri, Chief Information Officer, Fidelity Investments Life Insurance Company. Vancheri gave a presentation during the ACORD LOMA Insurance Systems Forum about the key elements of modern policy administration systems and how insurers can mitigate risk during legacy system migrations to safely introduce new technologies. When I had a few particularly challenging honors courses in college my father, a long-time technology industry veteran, used to say, "If you don't know how to do something go ask the experts. Find someone who has been there and done that, don't be afraid to ask the tough questions, and apply and build upon what you learn." (Actually he still offers this same advice today.) That's probably why my favorite sessions at industry events, like the ACORD LOMA Insurance Forum this week, are those that include insight on industry trends and case studies from carriers who share their experiences and offer best practices based upon their own lessons learned. I had the opportunity to attend a particularly insightful session Wednesday as Craig Weber, senior vice president of Celent's Insurance practice, and Paul Vancheri, CIO of Fidelity Life Investments, presented, "Managing the Dynamic Insurance Landscape: Enabling Growth and Profitability with a Modern Policy Administration System." Policy Administration Trends Growing the business is the top issue when it comes to IT among both life and annuity and property and casualty carriers according to Weber. To drive growth and capture market share from competitors, carriers are looking to modernize their core insurance systems, with 65 percent of those CIOs participating in recent Celent research citing plans to replace their policy administration systems. Weber noted that there has been continued focus and investment, particularly in the last three years, by software and technology vendors to offer modern, rules-based, configurable policy administration solutions. He added that these solutions are continuing to evolve with the ongoing aim of helping carriers rapidly meet shifting business needs--whether it is to launch new products to market faster than the competition, adapt existing products to meet shifting consumer and /or regulatory demands, or to exit unprofitable markets. He closed by noting the top four trends for policy administration either in the process of being adopted today or on the not-so-distant horizon for the future: Underwriting and service desktops New business automation Convergence of ultra-configurable and domain content-rich systems Better usability and screen design Mitigating the Risk When Making the Decision to Modernize Third-party analyst research from advisory firms like Celent was a key part of the due diligence process for Fidelity as it sought a replacement for its legacy policy administration system back in 2005, according to Vancheri. The company's business opportunities were outrunning system capability. Its legacy system had not been upgraded in several years and was deficient from a functionality and currency standpoint. This was constraining the carrier's ability to rapidly configure and bring new and complex products to market. The company sought a new, modern policy administration system, one that would enable it to keep pace with rapid and often unexpected industry changes and ahead of the competition. A cross-functional team that included representatives from finance, actuarial, operations, client services and IT conducted an extensive selection process. This process included deep documentation review, pilot evaluations, demonstrations of required functionality and complex problem-solving, infrastructure integration capability, and the ability to meet the company's desired cost model. The company ultimately selected an adaptive policy administration system that met its requirements to: Deliver ease of use - eliminating paper and rework, while easing the burden on representatives to sell and service annuities Provide customer parity - offering Web-based capabilities in alignment with the company's focus on delivering a consistent customer experience across its business Deliver scalability, efficiency - enabling automation, while simplifying and standardizing systems across its technology stack Offer desired functionality - supporting Fidelity's product configuration / rules management philosophy, focus on customer service and technology upgrade requirements Meet cost requirements - including implementation, professional services and licenses fees and ongoing maintenance Deliver upon business requirements - enabling the ability to drive time to market for new products and flexibility to make changes Best Practices for Addressing Implementation Challenges Based upon lessons learned during the company's implementation, Vancheri advised carriers to evaluate staffing capabilities and cultural impacts, review business requirements to avoid rebuilding legacy processes, factor in dependent systems, and review policies and practices to secure customer data. His formula for success: upfront planning + clear requirements = precision execution. Achieving a Return on Investment Vancheri said the decision to replace their legacy policy administration system and deploy a modern, rules-based system--before the economic downturn occurred--has been integral in helping the company adapt to shifting market conditions, while enabling growth in its direct channel sales of variable annuities. Since deploying its new policy admin system, the company has reduced its average time to market for new products from 12-15 months to 4.5 months. The company has since migrated its other products to the new system and retired its legacy system, significantly decreasing its overall product development cycle. From a processing standpoint Vancheri noted the company has achieved gains in automation, information, and ease of use, resulting in improved real-time data edits, controls for better quality, and tax handling capability. Plus, with by having only one platform to manage, the company has simplified its IT environment and is well positioned to deliver system enhancements for greater efficiencies. Commitment to Continuing the Investment In the short and longer term future Vancheri said the company plans to enhance business functionality to support money movement, wire automation, divorce processing on payout contracts and cost-based tracking improvements. It also plans to continue system upgrades to remain current as well as focus on further reducing cycle time, driving down maintenance costs, and integrating with other products.   • Is Email list "cleaning" a legitimate practice?

    A client has provided us with an excel spreadsheet of around 10,000 email addresses, names and addresses. They were taken from a CRM used previously. I've been asked to "clean" up this database - such as check for invalid addresses - (email format, existing mailboxes etc). I've done a bit of Googling and came up with a few "Email List Cleaning Services". Here is one such company. Now my question is - does anyone have any experience with this kind of service, and is it a legitimate service? Alternatively, what are my options for "cleaning" this list? I ask as MailChimp, our preferred email marketing tool, will terminate account access if a certain percentage of emails bounce, (and I imagine similar e-shot services operate on the same basis), to comply with anti-spam regulations etc. This is a legitimate cause, although it may sound quite the contrary.

    In theory, customers should be able to feel the software performance improvements from first-hand experience. In practice, sometimes the improvements are not noticible enough, such that in order to monetize from the improvements, it is necessary to use quotable performance figures in marketing in order to attract customers. We already know the difference between perceived performance (GUI latency, etc) and server-side performance (machines, networks, infrastructure, etc). How often is it that programmers need to go the extra length to "write up" performance analyses for which the audience is not fellow programmers, but managers and customers?

  • BlueTooth not working on my HP Probook 4720s

    the blue tooth on my ubuntu 11.10 does not work. When i try to ad a device it scans indefinitely and never find anything. Wireless is working perfeclty and with windows 7 it is detected. As i read somewhere , the bluetooth is not listed in the usb devices.   • How to set default xrandr settings?

    I'm trying to enable dual monitors in Ubuntu. This is working fine, but every time I do it, desktop effects is disabled. I think I've found the reason why, though: https://wiki.ubuntu.com/X/Config/Multihead/ As with the GNOME XRandR configuration method, setting Virtual to too large a value may result in a loss of hardware acceleration, and thus an inability to use Compiz and its desktop effects. When I use the GNOME monitor applet, or the Monitors configuration in the System menu, the default xrandr settings puts the second monitor to the right of the first, and, as I found with this bug, for most monitors this creates a virtual desktop larger than the maximum 2048 horizontal resolution needed for hardware acceleration on my netbook hardware. So, it seems like if I can modify xrandr's default settings so that it places the new desktop above or below (north or south of) the main LVDS display, then hardware acceleration, and therefore compiz will continue to work. Can anyone tell me, what is the easiest way to achieve this? UPDATE: I have confirmed that multihead support with desktop effects and hardware acceleration works when I move the external monitor display north of the main LVDS display. Right now this involves the following process: plugging in the external monitor, starting the Monitors configuration menu, desktop effects are disabled automatically (and all of the windows on my workspaces are moved to the first workspace), repositioning the external display so that it is north of LVDS display and clicking apply, and then navigating to the Appearance menu and telling it to reenable desktop effects. Is there a simpler way do this? UPDATE 2: OK, so I thought that perhaps the GNOME Monitors configuration screen was trying to be clever, and might be disbling desktop effects. So, I just tried using the xrandr command-line client instead, as follows: xrandr --output VGA1 --above LVDS1 When I do that, desktop effects are still disabled, and I need to manually reenable them. This, despite the fact that hardware acceleration works, and there is never a point where hardware acceleration stops working because the horizontal dimension of the virtual display is too large. So what program is trying to be clever, and is turning off desktop effects when it doesn't need to? And how do I make it stop? If there were a way to re-enable desktop effects from the command line, which I could then put into a script along with the proper xrandr invocation, I would accept that as a workaround. UPDATE 3: OK, here's my script to enable a second monitor with desktop effects. It might be evil, I'm not sure: second-monitor.sh xrandr --output VGA1 --above LVDS1 sleep 3 compiz --replace & The sleep statement might not be necessary. If there's a better way to do this, please let me know. UPDATE 4: This is a Dell Mini Inspiron 1012.   • Kill a tree, save your website? Content strategy in action, part III

    A lot has been written about how driving content strategy from within an organisation is hard. And that's true. Red Gate is pretty receptive to new ideas, so although I've not had a total walk in the park, it's been a hike with charming scenery. But I'm one of the lucky ones. Lots of people are involved in content, and depending on your organisation some of those people might be the kind who'll gleefully call themselves "stakeholders". People holding a stake generally want to stick it through something's heart and bury it at a crossroads. Winning them over is not always easy. (Richard Ingram has made a nice visual summary of how this can feel - Content strategy Snakes & ladders - pdf ) So yes, a lot of content strategy advocates are having a hard time. And sure, we've got a nice opportunity to get together and have a hug and a cry, but in the interim we could use a hand. What to do? My preferred approach is, I'll confess, brutal. I'd like nothing so much as to take a scorched earth approach to our website. Burn it, salt the ground, and build the new one right: focusing on clearly delineated business and user content goals, and instrumented so we can tell if we're doing it right. I'm never getting buy-in for that, but a boy can dream. So how about just getting buy-in for some small, tenable improvements? Easier, but still non-trivial. I sat down for a chat with our marketing and design guys. It seemed like a good place to start, even if they weren't up for my "Ctrl-A + Delete"  solution. We talked through some of this stuff, and we pretty much agreed that our content is a bit more broken than we'd ideally like. But to get everybody on board, the problems needed visibility. Doing a visual content inventory Print out the internet. Make a Wall Of Content. Seriously. If you've already done a content inventory, you know your architecture, and you know the scale of the problem. But it's quite likely that very few other people do. So make it big and visual. I'm going to carbon hell, but it seems to be working. This morning, I printed out a tiny, tiny part of our website: the non-support content pertaining to SQL Compare I made big, visual, A3 blowups of each page, and covered a wall with them. A page per web page, spread over something like 6M x 2M, with metrics, right in front of people. Even if nobody reads it (and they are doing) the sheer scale is shocking. 53 pages, all told. Some are redundant, some outdated, some trivial, a few fantastic, and frighteningly many that are great ideas delivered not-quite-right. You have to stand quite far away to get it all in your field of vision. For a lot of today, a whole bunch of folks have been gawping in amazement, talking each other through it, peering at the details, and generally getting excited about content. Developers, sales guys, our CEO, the marketing folks - they're engaged. Will it last? I make no promises. But this sort of wave of interest is vital to getting a content strategy project kicked off. While the content strategist is a saucer-eyed orphan in the cupboard under the stairs, they're not getting a whole lot done. Of course, just printing the site won't necessarily cut it. You have to know your content, and be able to talk about it. Ideally, you'll also have page view and time-on-page metrics. One of the most powerful things you can do is, when people are staring at your wall of content, ask them what they think half of it is for. Pretty soon, you've made a case for content strategy. We're also going to get folks to mark it up - cover it with notes and post-its, let us know how they feel about our content. I'll be blogging about how that goes, but it's exciting. Different business functions have different needs from content, so the more exposure the content gets, and the more feedback, the more you know about those needs. Fingers crossed for awesome.

  • Unleash the Power of Cryptography on SPARC T4

    by Rob Ludeman Oracle’s SPARC T4 systems are architected to deliver enhanced value for customer via the inclusion of many integrated features.  One of the best examples of this approach is demonstrated in the on-chip cryptographic support that delivers wire speed encryption capabilities without any impact to application performance.  The Evolution of SPARC Encryption SPARC T-Series systems have a long history of providing this capability, dating back to the release of the first T2000 systems that featured support for on-chip RSA encryption directly in the UltraSPARC T1 processor.  Successive generations have built on this approach by support for additional encryption ciphers that are tightly coupled with the Oracle Solaris 10 and Solaris 11 encryption framework.  While earlier versions of this technology were implemented using co-processors, the SPARC T4 was redesigned with new crypto instructions to eliminate some of the performance overhead associated with the former approach, resulting in much higher performance for encrypted workloads. The Superiority of the SPARC T4 Approach to Crypto As companies continue to engage in more and more e-commerce, the need to provide greater degrees of security for these transactions is more critical than ever before.  Traditional methods of securing data in transit by applications have a number of drawbacks that are addressed by the SPARC T4 cryptographic approach. 1. Performance degradation – cryptography is highly compute intensive and therefore, there is a significant cost when using other architectures without embedded crypto functionality.  This performance penalty impacts the entire system, slowing down performance of web servers (SSL), for example, and potentially bogging down the speed of other business applications.  The SPARC T4 processor enables customers to deliver high levels of security to internal and external customers while not incurring an impact to overall SLAs in their IT environment. 2. Added cost – one of the methods to avoid performance degradation is the addition of add-in cryptographic accelerator cards or external offload engines in other systems.  While these solutions provide a brute force mechanism to avoid the problem of slower system performance, it usually comes at an added cost.  Customers looking to encrypt datacenter traffic without the overhead and expenditure of extra hardware can rely on SPARC T4 systems to deliver the performance necessary without the need to purchase other hardware or add-on cards. 3. Higher complexity – the addition of cryptographic cards or leveraging load balancers to perform encryption tasks results in added complexity from a management standpoint.  With SPARC T4, encryption keys and the framework built into Solaris 10 and 11 means that administrators generally don’t need to spend extra cycles determining how to perform cryptographic functions.  In fact, many of the instructions are built-in and require no user intervention to be utilized.  For example, For OpenSSL on Solaris 11, SPARC T4 crypto is available directly with a new built-in OpenSSL 1.0 engine, called the "t4 engine."  For a deeper technical dive into the new instructions included in SPARC T4, consult Dan Anderson’s blog. Conclusion In summary, SPARC T4 systems offer customers much more value for applications than just increased performance. The integration of key virtualization technologies, embedded encryption, and a true Enterprise Operating System, Oracle Solaris, provides direct business benefits that supersedes the commodity approach to data center computing.   SPARC T4 removes the roadblocks to secure computing by offering integrated crypto accelerators that can save IT organizations in operating cost while delivering higher levels of performance and meeting objectives around compliance.   • Test Driven Development with vxml

    It's been 3 years since I did any coding and am starting back up with Java using netBeans and glassfish.  Right off the bat I noticed two things about Java's ease of use.  The java ide (netBeans) has finally caught up with visual studio, and jUnit, has finally caught up with nUnit.  netBeans intellisense exists and I don't have to subclass everything in jUnit.    Now on to the point of this very short post ( request)   I'm trying to figure out how to do test driven development with vxml and have not found anythnig yet.  I've done my google search, but unfortunately, TDD in IVR land has something to do with helping the hearing impared. I've found a vxml simulator or two, but none of their marketing is getting my hopes up.    My request - if you have done any agile engineering work with vxml, contact me, I need to pick your brain and bring some ideas back to my team.   Thanks in advance.

Easy to test: if you want to test their beta that’s no problem as well as Firefox. if user use Firefox 4 beta that they found that they can’t use many good plugin such as a big list the Web Developer tool and many other are one of them. in Chrome beta they provide you more then the last official release of chrome. 3. Google chrome Sync:-  i myself used  sync inside Firefox but nothing i found good and from a long time i feel nothing good and any feature in Firefox sync. but in google chrome their sync system is much better. When user login for sync in chrome they install everything and get back the user every settings they set the last time such as apps, autofill, bookmark ,extensions preference and theme. if you want to check bookmark from other browser that you can use google docs because google provided their bookmark backup in their docs account they have. performance:- after testing a website i found that a website open in 36 seconds in Firefox that Google chrome open them in 10 seconds. i found a interesting thing that when i test offline in IE 8 they show me in one or two seconds. i wonder how it’s possible after a long puzzle i found that IE was integrated software from Microsoft that the both software Visual studio and IE was integrated with windows. if user  test javascript in IE that the error they find show in visual studio not in IE as well as other software like chrome and IE. chrome not have a vast range of plugin as well as firefox so developer spent less time on chrome that would be a problem of future of chrome. interface comparison : the chrome have a common but user friendly interface then the user easily can use them. are you watching menu in Firefox 4. they make them complex as well as whole software IE 9. IE developer team thing that they can make everything fool by making a slogan HTML 5 inside IE. if anyone want to open a page in IE 9 that they show after some second. some time they show page not found even site is not gone wrong. when anyone want to use IE 9 developer tool that they thing that “ are this really  a developer tool ? ”. yeah they not make them for human as well as Firebug working team make firebug inside Firefox. they thing that how they can make public fool.
